Our outline applications will be submitted from July 2025 for review by Wokingham Borough Council and a consultation will be undertaken by Wokingham Borough Council. 

It is expected that this will be considered by the Planning Inspector alongside the Local Plan Update to show the plans are robust and deliverable. 

A decision would not be expected on the application until 2026 and this would be determined by Wokingham Borough Council in line with its updated Local Plan. 

Should the Outline Applications be approved, detailed applications for the first residential parcels and spine road infrastructure would be submitted, outlining the details of these areas for determination in 2026. 

Early phasing

Residential parcels will come forward in phases from three areas of the site, namely: 

  • north-eastern area served off Mill Lane.
  • eastern area served off Mole Road. 
  • southern area served off Arborfield Road. 

Work would also commence on the construction of the principal spine road network through the site. This includes the internal connections between the north-eastern area at Mill Lane through to the southern areas being served off Arborfield Road and Mole Road, as well as the westerly connection over the Loddon to Thames Valley Science Park. It is estimated that this key highway infrastructure can be delivered over a two to three year period and therefore construction will get underway during Phase 1 and from 2030 onwards.

First residential occupations would likely occur in 2027 (year 1). Construction of the interconnecting primary street networks would then commence in 2028/2029.

Development would take around 20 years.
